Circle C Properties is a Plano, Texas based full service Real Estate Brokerage and Management company specializing in Residential Sales, Residential and Home Owner Association Management. Our company began operations in 1992 under the leadership of owner Beverly Christensen. We are licensed by the Texas Real Estate Commission under the brokerage of Frank Gilliam. We are members of The National, Texas and Collin County Association of Realtors, National Association of Residential Property Managers and Community Associations Institute. Part of our mission is to uphold the standards of practice and ethics of these associations. In addition, we maintain an A+ rating with the Better Business Bureau. Our Goal is to provide exceptional service by advising, communicating and implementing strategies to suit each individual client. To achieve this, our team of agents and assistants use a variety of talents ranging from marketing, accounting, market evaluation, advertising and research to make your investment and our relationship successful. We have also developed relationships with a wide range of vendors to ensure maintenance to your property is handled in a timely manner and at a wholesale price. It is also imperative that each tenant is treated fairly and requests for service are addressed promptly. Our goal with every tenant is to respond to necessary needs in order to extend lease periods after initial terms to minimize costs of re-leasing to our client owners.
We are typically very successful in leasing properties under the average days on market listed through other agencies by offering quality properties and the utilization of web marketing.
General Costs:
75% of 1st months rent marketing fee (Managed) with 50% commission offered to co-operating Brokers in Multiple Listing Service.
1st months rent to lease (Non-Managed)
8% monthly to manage (Normal rate). Some exceptions may apply up to 10%(Government subsidized)
$15 monthly marketing charge during vacancy.
Repairs up to $300 at our discretion (Emergency $500), Owner approval above $300
$300 held in escrow for repairs
A minimum deposit of one months rent collected from tenant and held in escrow until move out
Thorough walk through on move in / move out
$75 plus costs of court ($69 - $92 depending on jurisdiction) to evict.
5% override on major repairs/insurance claims only.
No charge added to typical invoices.

Beverly Christensen: Owner Founder, Property Block
Manager
Beverly is the
founder of Circle C Properties and the Main
Consultant. She is in charge of property
management, repairs, and is the overseer of all
renovations to rental properties. She became a
Real Estate Agent in 1991, moving into property
management shortly thereafter when she inherited
a very small 10 client management account from a
previous partner that was relocating out of
state. The company has not stopped growing
since, ¡°I will probably die in the saddle,¡± Bev
says. When affiliated with Century 21 was a
multi million dollar producer and 1/3 of the
¡®Top Team¡¯ six years in a row. She is a prize
winning quilt maker and was an award winning
interior designer for Sherwin Williams for many
years, working on both commercial and
residential contracts. Once owned Country Style
Floors, a decorating center in Allen, Texas,
which catered to both builders and residential
customers alike; Beverly also owned The
Wallpaper Place in Plano. Beverly has raised
four children and is currently grandmother to
six and three more by marriage.

Frank Gilliam: Broker
Frank was born and raised in Florida, eventually
moving to Texas where he attended Stephen F. Austin
State University. After college he moved to Dallas
where he worked in the hospitality industry for 10
years before accepting the opportunity to join
Beverly and David Christensen in his current
position with Circle C as a sales agent and the
Marketing Manager for the company. He is a member
of Collin County Association of Realtors, Community
Association Institute and National Association of
Residential Property Managers. Frank is married to
Laura and together they are the proud parents of
Connor and Cade. Hobbies include anything with the
family, golfing, swimming, casino and sports gaming.

Javier Paniagua:
Is a sales specialist at Circle C
Properties, located in West Plano, Texas. Being raised
in Dallas, Texas I am the second generation of Mexican
Heritage from our family. As the oldest boy of a family
of six I followed my family¡¯s footsteps and worked in
the Hospitality industry for several years. The Circle
C Properties team is a perfect fit for me ¨C a
challenging environment, leaders with a wealth of
knowledge and the overall focus on providing the highest
value for our clients.
I
love being a salesman. My clients describe me as
proactive, honest, a risk taker, committed, enthusiastic
and a leader. I strive to learn something new every
day, continue to challenge myself and others and go the
extra mile for friends, family and clients. My goals
are to provide ideas, present opportunities and bring
value to others. I am driven by sense of accomplishment
and doing things non one else can do. My philosophy is
to be the best at what I do and have fun doing it. |
Sylvia McCormick:
Sylvia comes from a
background of 17 years of property management
experience, which includes management of apartments and
single family homes. She continues to use this
proficiency to maintain her own rental properties. She recently entered the Sales industry
and has found that her previous experience has proven to
be quite useful in all aspects of the Real Estate
industry. Familiarity in this field gives her the
ability to ¡®wear many hats¡¯ while maintaining a
professional and caring attitude. Her personal motto is,
¡®Always be honest and fair, and treat others with the
respect they deserve.¡¯ Sylvia originally grew up in the
farmlands of Nebraska and moved to Texas over 20 years
ago, first to Houston and then to the Dallas area. She
now lives in Plano with her husband John, her son Ian,
and the family cats. In addition to being a soccer and
karate mom she is a volunteer at her son¡¯s school. In
her spare time she enjoys going on long walks, reading
and SCUBA diving.

Elizabeth Garcia:
Elizabeth, among other things, handles the accounting
aspect of the company as well as serving as assistant to
Beverly. She is responsible for entering rent, paying
bills and sending out owner reports. She also keeps
track of lease renewals and rent collections. Although
Liz is the youngest member of the Circle C Team, she has
worked with the company from the beginning. She began
filing and organizing in Beverly¡¯s first home office in
1994. She is currently working to get her accounting
degree and real estate license having studied at several
colleges in the area including Richland College, Collin
College, and UTD. She is happily engaged and lives in
Allen with her cats and fianc¨¦, Thomas. Elizabeth
enjoys watching football and reading in her spare time.

Laura Gilliam:
Laura Gilliam
Laura has recently joined Circle C
Properties from a long career with Federated Dept Stores
to help run the Homeowners association branch of the
company. She is a Dallas native of 36 years including
attending the University of Texas at Dallas.
