ABSORPTION RATE PRICING
Analysis of the number of houses for sale to the number of buyers in a particular market area.
- Recent Sales (SOLDS)
- Expired (HOUSES THAT DID NOT SELL)
- Pending (UNDER CONTRACT NOT CLOSED)
- We select houses similar in square footage, age and construction to determine a price range. We then determine where your house fits in this range based on condition and upgrades.
- We also look closely at the competition as to how they are priced in comparison to your house and the houses that did not sell (Expired)
Houses currently on the market are your competition. Select all similar houses in square foot, age, construction and condition and make
adjustments to make equal. Compare your market price with the asking price of houses currently on the market and price accordingly.
ODDS OF SELLING CALCULATION
To calculate the odds of your home selling, we use a formula based on data of market activity within the last six months and set the price
to ensure that the odds are favorable to sell for the best possible price in the shortest amount of time.
BROKER PRICE OPINION PRICING
To calculate the final suggested price, we combine the data from the Absorption Rate, Range Pricing, Competition Pricing and Odds of Selling to
form a Broker Price Opinion that will place your property in prime position in the market place.
