Thank you for considering us to manage your Properties. This page will become your management page and upon our agreements begin to host information concerning your properties. With a team of three agents and assistants we will provide the professional management to foster a working relationship necessary for the management controlled environment beneficial to all. 
 
The first order of business we will propose is to coordinate and set a HOA meeting to address the new management. We would like to schedule semi-annual meetings to be preceded by an inspection. This meeting can be open or with an onsite resident representative to assess any issues that might need to be resolved during a new period. The shutters in the front can be repaired rather easily but a meeting of whomever would like to attend should reveal any other concerns going into a new management. We will be collecting and working with or setting new guidelines if necessary for HOA dues along with providing monthly documentation. We use state of the art accounting software designed for the property management business and can provide a wide array of report types and will utilize password protected web areas for confidential reports or postings when needed. We will participate in planning of projects and collecting bids for projects and improvements. Paying monthly bills and filing and forwarding copies of all invoices and receipts for the associations records.  
Any services including insurance and coordinating property maintenance as needed along with regular inspections to keep lighting and grounds needs regulated. We will discuss these needs and the existing schedule of maintenance to determine the best plan and schedule to keep these issues to satisfaction at the HOA meetings and we will be available by phone e-mail or instant to deal with emergencies 
 
Having been in the management business for 10 years we have a contact list of qualified maintenance people and several very good handymen that can perform repairs of all types and save a substantial amount of money is most cases by avoiding specialists for each type of service. These contractors have been with us many years and also are readily available due to the amount of work they do for us. We will bill the individual owner for services rendered.
 

In summary we look forward to working for you and thank you for the opportunity to present this to you. We propose semi-annual meetings yearly to be supplemented by additional meetings as needed for special issues or projects. These can be with a representative or open to whomever feels the need to participate or present proposals to the association. We will provide in detail exactly the type of report you require for year end summaries and audits. A %10 percent management fee will be assessed by our company based on HOA dues assessed only to be excepted by major construction, insurance or renovations to include a %5 over-ride on overseeing those projects.
